The conveyancer settles us
At registration of transfer, the conveyancing attorney pays us directly out of your commission under a written undertaking. The balance goes to you.

You'll need: the signed offer to purchase, proof the purchase price is secured, your commission statement, and your agency's consent.

The discount depends on how much of your commission you sell and how long the transfer is expected to take. You'll have the full figure in rands, in writing, before you sign anything — and if registration comes through sooner than expected, the cost is lower, not higher.

Straightforward undertakings.
Every advance runs through you, and we know an undertaking is a personal commitment, not a formality.
Our undertaking is one page. It is limited to the commission actually due to the agent out of the proceeds you hold, and it sets out plainly what happens if the transfer does not proceed — rather than leaving you exposed to a capital repayment on a deal that collapsed through nobody's fault.

Questions
The things agents ask us first
When exactly can I apply?
Once the sale agreement is signed, all suspensive conditions have been met, and the purchase price is secured — whether by bond approval, bank guarantees or funds in the attorney's trust account. Before that point the commission isn't yet certain enough to advance against.
Does my agency have to agree?
Yes. Your commission is paid through the agency, so the principal confirms what's due to you. Agencies that expect regular use can set up an Agency Facility instead, which handles the consent once rather than deal by deal.
What if the transfer takes longer than expected?
The fee runs until registration, so a longer transfer costs a little more and a shorter one costs less. There's no penalty and no fixed term — and because you'll know the daily figure upfront, a delay never produces a surprise.
What happens if the sale falls through?
We only pay out once every condition has been met — the price secured, the suspensive conditions fulfilled and the conveyancer's undertaking in place — so this is rare. [⚠️ Complete this answer once the recourse position is settled: state plainly whether the agent owes anything back if a transfer fails after payout. This answer must match the agreement exactly.]
Either way, tell us early if a transaction is in trouble.
Is this a loan?
No. We buy your claim to the commission at a discount and take cession of it, under a written discounting agreement. You're not borrowing and you're not a debtor — which is why there are no monthly repayments and nothing appears against your name as debt.
Do you check my credit record?
Our decision is about the transaction, not about you. What matters is that the purchase price is secured, the conditions are met and the conveyancer can confirm the position. Do I repay monthly?
No. There are no monthly repayments and nothing to pay out of your own pocket. The conveyancing attorney settles us directly from your commission at registration and pays you the balance.
