Who we're built for

Estate agents and agencies. That's it.

Most bridging finance companies serve everybody — sellers, buyers, businesses, attorneys — and treat agents as one more line on the list.

We built BridgeNow around a single problem: commission that has been earned and secured, sitting in a transfer process that takes two to three months. It isn't a cash-flow crisis. It's a timing gap, and it has a clean solution.

That focus is why our process is shorter, our paperwork is lighter, and why an agency principal can onboard once instead of watching every agent apply from scratch.

How it works

Three steps, and the conveyancer does the last one.

No monthly repayments. Nothing to chase. Nothing comes out of your pocket.

You've sold

The sale agreement is signed, the suspensive conditions are met and the purchase price is secured — by bond approval, guarantees or cash in trust.

We advance

You apply with the sale agreement and your commission details. We confirm the position with the transferring attorney and pay up to 80% of your net commission within 24 hours of complete documentation.

The conveyancer settles us

At registration of transfer, the conveyancing attorney pays us directly out of your commission under a written undertaking. The balance goes to you.

What we offer

Two ways to use BridgeNow

Commission Advance

For individual agents.

Up to 80% of your net commission on a secured sale, paid within 24 hours of complete documentation. Your agency principal confirms the commission due; the transferring attorney confirms the transaction.

You'll need: the signed offer to purchase, proof the purchase price is secured, your commission statement, and your agency's consent.

Apply as an agent

Agency Facility

For agencies and principals.

Onboard the agency once. After that your agents draw against the facility deal by deal, without a fresh application each time — and you keep visibility of every advance taken against your commission roll.

Useful when: you want to offer agents faster access to commission as a retention tool, without carrying it on the agency's own balance sheet.

Set up a facility

What it costs

One discount. Agreed before you sign.

We buy your commission claim for less than its face value. The difference between what we pay you today and what the attorney settles on us at registration is the whole of our charge — there is nothing else.

  • No interest, and nothing compounding
  • No initiation fee
  • No admin or service fee
  • No penalty for an early transfer — it simply costs you less
  • Nothing payable out of your own pocket, ever

The discount depends on how much of your commission you sell and how long the transfer is expected to take. You'll have the full figure in rands, in writing, before you sign anything — and if registration comes through sooner than expected, the cost is lower, not higher.

A worked example

An agent owed R125 000, paid out six weeks before registration.

Net commission dueR125 000
Paid to you now (80%)R100 000
Days to registration42
DiscountR3 990
Settled to us by the attorneyR103 990
Balance paid to youR21 010

An example, not a quote. Your cost depends on how much you draw and how long the transfer takes, and is confirmed in writing before you sign.

Why BridgeNow

Three things this industry is usually vague about.

We buy your commission — we don't lend to you

This isn't a loan, and you're not a borrower. We purchase your claim to the commission at a discount and take cession of it. That's why there's no monthly repayment, no debt in your name, and nothing hanging over you once the deal is done.

We tell you the cost structure upfront

One flat fee, no compounding, no initiation or admin charges. You'll see the full rand cost before you commit — not after the paperwork is signed.

We're built for commission, not everything else

Agents and agencies are who we serve. That focus is why the application is short, the conditions are clear, and the money moves in 24 hours.

For conveyancers

Straightforward undertakings.

Every advance runs through you, and we know an undertaking is a personal commitment, not a formality.

Our undertaking is one page. It is limited to the commission actually due to the agent out of the proceeds you hold, and it sets out plainly what happens if the transfer does not proceed — rather than leaving you exposed to a capital repayment on a deal that collapsed through nobody's fault.

If you'd like to see the wording before a client of yours applies, ask and we'll send it.

Questions

The things agents ask us first

When exactly can I apply?

Once the sale agreement is signed, all suspensive conditions have been met, and the purchase price is secured — whether by bond approval, bank guarantees or funds in the attorney's trust account. Before that point the commission isn't yet certain enough to advance against.

Does my agency have to agree?

Yes. Your commission is paid through the agency, so the principal confirms what's due to you. Agencies that expect regular use can set up an Agency Facility instead, which handles the consent once rather than deal by deal.

What if the transfer takes longer than expected?

The fee runs until registration, so a longer transfer costs a little more and a shorter one costs less. There's no penalty and no fixed term — and because you'll know the daily figure upfront, a delay never produces a surprise.

What happens if the sale falls through?

We only pay out once every condition has been met — the price secured, the suspensive conditions fulfilled and the conveyancer's undertaking in place — so this is rare. [⚠️ Complete this answer once the recourse position is settled: state plainly whether the agent owes anything back if a transfer fails after payout. This answer must match the agreement exactly.]

Either way, tell us early if a transaction is in trouble.

Is this a loan?

No. We buy your claim to the commission at a discount and take cession of it, under a written discounting agreement. You're not borrowing and you're not a debtor — which is why there are no monthly repayments and nothing appears against your name as debt.

Do you check my credit record?

Our decision is about the transaction, not about you. What matters is that the purchase price is secured, the conditions are met and the conveyancer can confirm the position. [⚠️ Confirm with your attorney whether any credit or identity screening is done, and amend this answer to match actual practice.]

Do I repay monthly?

No. There are no monthly repayments and nothing to pay out of your own pocket. The conveyancing attorney settles us directly from your commission at registration and pays you the balance.
